The project

A gated community of 329 homes, planned around its own open space.

Shiv Solitaire stands at Plot 8A, Sector 21, in the MIHAN Notified Area — inside Nagpur's planned growth corridor, with easy connectivity to the airport, AIIMS Nagpur, IIM Nagpur and the SEZ employment hub.

Six wings of Stilt + 9 floors are arranged across 3.95 acres around a central clubhouse, lawn and landscaped open space. Construction uses Mivan aluminium formwork, a monolithic reinforced-concrete system that holds line and level far better than conventional brick-and-plaster work.

The project is developed by Om Shivam Buildcon Private Limited, an ISO 9001:2015 certified developer and a member of CREDAI Nagpur Metro.

Land & title

This land is leased from MADC. Here is exactly what that means.

Shiv Solitaire is built on land leased from the Maharashtra Airport Development Company, the government agency that develops and administers MIHAN. This is the standard land tenure across MIHAN — every project inside the notified area sits on MADC leasehold land.

What you receive

Your apartment is yours under an Agreement for Sale registered in your name. A co-operative housing society of all the apartment owners is then formed under the Maharashtra Ownership of Flats Act, 1963, and the leasehold rights in the land are conveyed to that society. As a member you hold a share certificate and the right to occupy your home, together with your share in the common areas.

Your rights

  • You own your apartment. You can live in it, let it out, mortgage it, sell it, gift it or leave it to your heirs.
  • Home loans are available. Leading banks and housing finance companies lend against MADC leasehold property in MIHAN as a matter of routine.
  • The land is held under a registered lease of 66 years, from 2 April 2025 to 1 April 2091, renewable in accordance with MADC policy. Approximately 59½ years of the term remain at the scheduled date of possession.
  • Transfer of the apartment is permitted. MADC procedure applies on transfer, and our team will explain that procedure in full before you book.

What is different from freehold

Because the land is leased from MADC and not owned outright, there is no conventional Sale Deed. Your apartment is held under a registered Agreement for Sale, and the leasehold rights in the land are conveyed to the co-operative housing society of which you are a member.

The document is different. What it gives you — registered, transferable, mortgageable ownership of your home — is not.

Maintenance

Maintenance is collected in advance at the time of possession and is managed by the developer until the co-operative housing society is formed, after which the unused balance is transferred to the society. The rate and the advance period are set out in your Agreement for Sale, and our team will take you through both before you book.

We would rather you understood this before you book than after. Ask us anything.

Talk to us about it

Construction

Built with Mivan aluminium formwork

Walls and slabs are cast together as a single monolithic reinforced-concrete structure, rather than built up from brick and plaster. It means straighter walls, truer corners and flatter ceilings than conventional construction achieves, better resistance to seismic movement, and far fewer cracks, seepage points and plaster failures over the life of the building. The cycle is faster and more predictable, which makes the handover date more reliable.

One thing to know: because walls are cast in concrete rather than built in brick, they are structural and cannot be moved, cut or modified after casting. Plan any internal changes with us before your floor is cast.

Possession

Handed over wing by wing, starting 2028

The six wings are built and handed over in three stages, so the first residents move in well before the project as a whole completes.

The wings are handed over in the sequence shown, as committed in the registered Agreement for Sale. The project completion date registered with MahaRERA is 31 August 2031. The handover date for each wing is set out in your Agreement for Sale, and our team will take you through it before you book.
